Home Equity Line of Credit

Fixed Rate 2nd Mortgage

  • Terms up to 240 months.

  • At this time, the rates are between 7.00% and 12.00% APR.

  • Closing costs are typically less than $2,500.00. Upstate Federal Credit Union does not charge origination fees.

  • Up to 10 Year Fixed Land Loans, APR 8.75%

  • 80% LTV (Loan to Value) if the land is located in a subdivision of comparable land lots that have been sold in the last two years and the purpose of the lots is residential construction.

  • 75% LTV (Loan to Value) if the land is located in a subdivision of comparable land lots that have NOT been sold in the last two years and the purpose of the lots is residential construction.

  • 65% LTV (Loan to Value) if not located in a subdivision of comparable land lots that have sold in the last two years.

  • Maximum acreage 5 acres

Risk Based Pricing

Effective Date: 6/08/2023

The base rates and future risk adjustments are proposed to the Board of Directors by the Asset Liability Committee.

The following percentage increases or decreases are to be applied to the established Base Rates according to the credit score. On a joint application, Loan Officers are to use the highest score of the applicants. On applications where no credit score is available - the loan would be priced as if the score was less than 550.

Loan Officers are not permitted to vary from this pricing, unless it is via an approved policy.  All loans subject to credit approval.
